House Deals Direct buys property directly from owners and offers some of those properties to investors. This policy explains how we handle personal information collected through this website. “We”, “us” and “our” refer to House Deals Direct.

When you use the property form, you give us:

• your name, email address and phone number;
• the address of the property;
• details about the property you choose to share, such as its type, condition, your preferred selling timeline and any notes you add.

When you join the investor list, or ask about an investment property, you give us:

• your name, email address and phone number, and your company name if you add one;
• your buying criteria, such as the areas, property types and strategies you're interested in, your price range, how you usually finance and close, and any notes you add;
• for a showing request, offer or deal-package request: the property concerned and what you tell us, such as your availability, offer price, deposit, conditions and proposed closing date;
• whether you agreed to be contacted about matching opportunities, and when.

If you sign in to the investor portal, you do so with your Google or Microsoft account. We receive your name and email address from that provider to confirm you're an approved investor. We never see or store your password.

When you visit the site, our hosting provider automatically processes limited technical information, such as your IP address, browser type and the pages requested. We use this to deliver the site, keep it secure and limit abuse of the form. The form also records when it was started and submitted, which helps us filter out automated spam.

We use your information to:

• review the property you've told us about;
• contact you about a possible direct purchase and answer your questions;
• prepare and complete a transaction, if you decide to go ahead;
• if you're an investor, decide which opportunities may suit you, tell you about them if you've agreed to that, and respond to your showing requests, offers and questions;
• protect the website and form from spam and misuse;
• meet our legal and record-keeping obligations.

We only collect what we need for these purposes, and we don't use your information for unrelated purposes without your consent.

We'll contact you by phone, text message or email about the property you submitted or the request you made. We only send investors details of new opportunities if they ticked the box agreeing to that when joining the investor list, and we keep a record of that consent. We won't add anyone to a marketing mailing list without their separate consent. You can ask us to stop contacting you at any time, or unsubscribe from opportunity emails, by replying to any message or using the contact details below.

We don't sell your personal information. We share it only with service providers who help us run this website and our business, such as our website host, our email delivery service and the tools we use to organise enquiries. They may only use it to provide services to us.

Some of these providers store or process information outside Canada, including in the United States, where it may be accessible to authorities under local law.

If you choose to proceed with a sale or purchase, we may share relevant information with the professionals involved in completing it, such as lawyers, lenders, appraisers or inspectors. We don't give a seller's contact details to investors, or an investor's details to other investors. We may also disclose information where required or permitted by law.

We keep personal information only as long as it's reasonably needed for the purposes above, or as long as the law requires. If we complete a purchase, transaction records are kept for the period required by law. Otherwise, when information is no longer needed, we securely delete it or make it anonymous.

We protect personal information with reasonable safeguards for its sensitivity, including encrypted connections to this website, access limited to the people who need it, and reputable service providers. No method of transmission or storage is completely secure, but we take care to protect what you share with us.

This website doesn't use advertising or analytics cookies. If we add analytics tools in the future, we'll update this policy before doing so. If you sign in to the investor portal, a cookie keeps you signed in; it's needed for the portal to work and isn't used for anything else.

By submitting a form on this site, you consent to us collecting, using and sharing your information as described here. You can withdraw your consent at any time, subject to legal or contractual restrictions. If you withdraw it, we may no longer be able to discuss or complete a purchase of your property, or to tell you about investment opportunities.

You can ask to see the personal information we hold about you, ask us to correct it, or ask us to delete it where we aren't required to keep it. We'll respond within 30 days. We may need to confirm your identity before acting on a request.
