How selling to House Deals Direct works
Four steps, and you decide at each one whether to keep going.
Step 01
Tell House Deals Direct about your property
Send the address and, if you like, the type of property, its condition and when you'd like to sell. It takes about a minute.
Step 02
House Deals Direct reviews the opportunity
Chris looks at the property, the area and what you've shared, and may ask to see the property in person.
Step 03
Discuss potential purchase terms
We talk through a possible direct purchase, including price and timing. You're free to say no at any point.
Step 04
Complete the transaction if both parties agree
If you go ahead, the terms are set out in a written agreement and the sale closes through the lawyers.
Selling directly, compared with listing.
A direct sale trades some of the open market's reach for a shorter, more private process. For some owners, that's the better fit.
| Topic | Selling directly to House Deals Direct | Listing on the open market |
|---|---|---|
| Repairs and staging | Not needed to get started. The property is considered as it is. | Usually expected before photos and showings. |
| Showings | No public listing and no open houses. | Open houses and private showings, often over several weeks. |
| Timing | A closing date agreed with you in the purchase agreement. | Depends on when a buyer is found and their conditions. |
| Who you deal with | One buyer, directly. | Agents, buyers and buyers' agents. |
| Price | A direct offer you can weigh against listing. | The open market can reach more buyers, and may get a higher price. |
| Commitment | Sending details doesn't commit you to anything. | A listing agreement with a brokerage. |

If your property is ready to show and the highest possible price matters more than convenience, listing with a real estate agent may be the better route. We'd rather tell you that than have you sell for the wrong reasons.
Situations where a direct sale can make sense
People contact a direct buyer for all kinds of reasons. These are some of the common ones.
The property needs repairs
Roof or foundation work, a dated kitchen, or years of maintenance you'd rather not take on before selling.
You've inherited a property
Executors and families settling an estate often want a straightforward sale, especially from out of town.
The property is vacant
An empty house still costs taxes, insurance and upkeep, and someone has to keep an eye on it.
You're a landlord selling a rental
Tenanted or vacant. We'll talk openly about how the current tenancy affects a sale.
You're relocating
A new job or a move out of the area, and a property you need to deal with on a set schedule.
You're downsizing
Moving to something smaller without spending months getting the family home ready for showings.
It's become hard to manage
Distance, time, or simply more upkeep than you want to keep doing.
You'd just prefer a direct sale
No particular reason needed. Some people would simply rather deal with one buyer.
Properties we consider
We look at residential property across a range of types and conditions. Each one is assessed on its own details, and we won't be the right buyer for every property. If we're not, we'll tell you plainly.

Questions sellers ask
Straight answers to the common ones. Where the answer depends on the details, we say so.
Investor questionsHow does the process work?
You send the property address and a few details through the form. We review them, then contact you to learn more and talk through a possible direct purchase. If both sides want to go ahead, the terms are set out in a written agreement of purchase and sale.
Is submitting the form a commitment to sell?
No. Submitting your details only starts a conversation. You're not agreeing to sell, and you're not agreeing to any price or timeline.
Do I have to accept an offer?
No. If we make an offer, you're free to accept it, ask questions, take time to think it over, or decline. Nothing is binding until both sides sign a written agreement.
What types of properties do you consider?
Detached and semi-detached houses, townhouses, condos, multi-unit buildings and land, in a range of conditions. We assess each property individually and can't buy every property we're shown.
Can I submit a property that needs repairs?
Yes. Properties that need work are a normal part of what we look at. Describe the condition as honestly as you can; it makes the first conversation more useful for both of us.
Do I need to make repairs first?
No. You don't need to repair, clean or stage the property before contacting us. What's included in a sale, and in what condition, is agreed in the final purchase agreement.
How quickly can I sell?
It depends on the property, its title and the terms both sides agree to. Some direct sales close sooner than a typical listing; others take longer for good reasons, such as an estate that's still being settled. We'll discuss realistic timing once we understand your situation.
What information do you need?
To start, just the address and how to reach you. The property type, its condition and your preferred timing are optional but help us prepare. Later we may ask for things like recent property tax details or a time to see the property.
Can I sell an inherited property?
Often, yes. Whether and when an estate property can be sold depends on the estate's documents and who has authority to sign. The estate's lawyer can confirm that, and we can work around the estate's timeline.
Should I speak to a lawyer?
Yes. In Ontario and Alberta a real estate lawyer handles the closing of a sale, and we recommend getting independent legal advice before you sign any agreement.
Are you a real estate agent?
No. House Deals Direct buys property directly. We don't represent sellers or list homes for sale on their behalf. If you'd like your property listed on the open market, a registered real estate agent is the right person to speak with.
What happens to my information?
